Unfortunately, even the most well-maintained homes often require a lot of work before you can move in, and renovations are frequently much more expensive than you can imagine. Here are a few things to add to your “to-do” list if you’re restoring an older home:
Have your wiring professionally inspected. Older home wiring was insulated with either cloth or rubber, and modern-day wiring can get brittle and crack over time. And a few short decades ago, no one could have ever imagined how many home appliances and electronic devices future homeowners would use on a regular basis. You should have your wiring inspected and/or replaced at least every 25 years, or sooner if your lights flicker or breakers trip frequently.
Improve your home’s energy efficiency. Be sure to have your ductwork and insulation professionally inspected to ensure that your comfort systems can perform efficiently, and schedule preventative maintenance on your HVAC unit as soon as possible. And if you’re considering upgrading your windows and doors, the IRS currently offers tax credits for qualified energy-efficient home improvements made before 2032.
Upgrade your outlets and lighting. Homes built before 1969 might still have some two-prong outlets that are easy and inexpensive to replace with grounded outlets, and you should install Ground Fault Circuit Interrupter (GFCI) outlets outdoors and in your kitchen and bathrooms. This is also an excellent time to install a smart thermostat and upgrade your home lighting package!
